Spokane Municipal Code - Chapter 17C.230

In order to encourage infill development and remove common barriers to development on small infill sites the City has been reviewing the development requirements and is now proposing changes. The following code amendments are proposed to alleviate what are common barriers while still considering the need for adequate parking spaces:

  • Allowing adjacent on-street parking to count towards the required number of parking spaces.
  • Extending existing provisions in place for the downtown and centers and corridors zones to all zones within the City. These provisions allow for additional flexibility when determining the amount of parking required and will take into consideration specific factors like use characteristics and availability of transit to the site in determining the required parking.
  • The establishment of a pilot “No Off-street Parking Required Overlay Zone” for the Pacific Avenue and Cannon Street area of Browne’s Addition.
  • Other clarifications to the code regarding parking requirements for the change of use of existing buildings
